LST Landscaping Common Areas And Homes:
• Work to begin in April weather permitting.
• Stakes to be removed by April 15th.
• Repair areas where turf has been damaged by the plows, tires (ruts), or salt (winter kill). A walkthrough with the property manager to follow completion of repairs.
• General cleanup from winter debris (branches, sticks, leafs, etc.) throughout the property (except wooded areas).
• Sweep and remove sand from roads, driveways and walkways.
• All lawns & all common area are blown free of any dead grass and debris.
• Common area beds, beds along all four sides of the homes, trees, beds along roads & curbs and berms, are prepared to receive new premium dark mulch. Excess mulch to be removed prior to spreading of new mulch. Prep includes raking beds, weeding, and edging. Weeding to be performed by hand or use of environmentally friendly/pet safe products.
• The installation of new mulch is to be performed only in the odd years of this contract (2015, 2017). Performance Mulch is to be installed and spread evenly (half inch to an inch) to all beds as outlined above.
• The preparation, weeding and mulching will not include private vegetable and perennial gardens.
• Ornamental grasses will be cut-back in the early spring.
Common Areas And Homes:
• In June pruning of shrubs throughout common areas and around all homes to be performed in accordance with horticultural standards specific to each species. This will include hand-pruning where appropriate. The landscape committee will provide a list of specific homes that do not want pruning performed. LST will do a walk around with a representative from the landscape committee prior to the pruning services.
• Weekly mowing and lawn maintenance (trimming and blowing). Debris pick up throughout property. Lawns to be mowed at a height of 3” or higher.
• After every mow all paved surfaces will be blown off. Special care to be taken to avoid blowing clippings into mulch beds.
• All beds to be weeded twice during the summer: Once in June and Once in August.
• Mowing practices shall be continually changed to avoid the creation of mowing patterns on the lawns.
• Every effort will be made to avoid mowing in heavy rain. This may require skipping for a full week. Communication will be made with the property manager if this becomes necessary.
Common Areas And Homes:
• To be completed late November, weather permitting.
• General cleanup from fall debris (branches, sticks, leaves, etc.) throughout the property (except wooded areas).
• Mulch beds are prepped for winter (blown clear of debris and weeded). Perennials to be cut back and Deadheading of flowers as appropriate. Ornamental grasses will not be cut-back in the fall.
• In late October pruning of shrubs throughout common areas and around all homes to be performed in accordance with horticultural standards specific to each species. This will include hand-pruning where appropriate. The landscape committee will provide a list of specific homes that do not want pruning performed. LST will do a walk around with a representative from the landscape committee prior to the pruning services.
• Dethatch, aerate and overseed all lawns in a four stage process. This will be performed in September. Irrigation company to mark the heads in each area prior to aerating being done. LST will remove flags upon completion of service and place in a predetermined area. The lawns will be serviced over the 4 years of the contract using the following plan:
• Year #1: #4 Marigold to Heron Point – Outside
• Year #2: Inside of circle
• Year #3: Farm Gate
• Year #4: Heron Point
